Modern House Renovation

Project Scope

This 3-level, 3300 square foot house was stripped and given a complete, modern style, home makeover. Renovations included a master bedroom and ensuite in the loft, 2 bedrooms, full bathroom, office, kitchen, dining and sitting room with a fireplace on the main level, and a bedroom, storage room, bathroom, mechanical room, living room with a fireplace, and an entertainment  room with a wet bar in the basement.  The project was completed as a collaborative effort between the home owner, an interior designer, and the EVERbuilt Developments team. After the planning phase, on-site work took 5 months to complete.

Details & Features

Efficiency

  • Interior was completely stripped to framing in 80% of the house and refinished with drywall.
  • 40% of the home’s electrical wiring and plumbing were changed, removed or added.
  • Insulation and air barrier were improved to reduce moisture concerns by adding insulation and air sealing techniques to 80% of the exterior walls, adding insulation to 60% of the attic, and applying spray foam to the entire laundry room and box end joists.
  • 75% of the home’s exterior windows and doors were updated.

Form & Function

  • Entire house received all new trim and door package, paint, cabinets and flooring (including engineered hardwood, carpet and tile).
  • Loft is partitioned from the stairwell by glass to allow light from front wall windows to filter into the master bedroom while providing increased auditory privacy.
  • Main floor bathroom received a heated tile floor, tiled shower, and tile accent wall behind the vanity.
  • Sunken living room showcases a rock fireplace with a custom mantel crafted out of wood salvaged from an old local irrigation flume.
  • Dining area includes a built-in china cabinet for tableware storage.
  • Large kitchen features a grand island and was designed with entertaining guests and food preparation in mind.
  • The price for a comparable project would cost approximately $190 per square foot of floor space.

Craftsmanship

  • Custom craftsmanship and fine finishing were applied throughout, including square recessed pillars, built-in cabinets, reclaimed timber fireplace mantel, dark pine feature wall, as well as wood and glass railings.
  • Master bedroom features custom finished white pine flooring and a standalone tub and glass shower in the ensuite bathroom.
  • Office space features a custom built maple desk with a glass top.

  • Dining area includes a built-in china cabinet for tableware storage.
  • Laundry room boasts custom built-in cabinets and countertops, and a tile floor.
